PROPUESTA DE CONJUNTO HABITACIONAL PARA VILLA DEPORTIVA PANAMERICANA Y PARAPANAMERICANA LIMA 2019

Abstract

La presente investigación sobre la Villa Deportiva Panamericana y Parapanamericana Lima 2019 se propone como propuesta de Conjunto Habitacional de interés Social. Actualmente la Villa Deportiva hoy luce abandonada y genera costos elevados de administración, mantenimiento, control y monitoreo al Estado Peruano, se propone mediante la venta de los departamentos integrarla a la ciudad como un barrio residencial y de esta manera evitar que quede en estado de abandono y que siga generando costo de mantenimiento, control y monitoreo Mediante una propuesta para generar las ventas se le dará un valor agregado por la nueva propuesta de desarrollo urbano que tendrá el área de 44.9 hectáreas donde está ubicada la Villa deportiva, beneficios que tiene el proyecto tanto en su distribución y su sostenibilidad.., mejorar de las áreas exteriores y la búsqueda de un costo de acuerdo al mercado de viviendas de interés social con crédito Mivivienda y Bono verde por la sostenibilidad del proyecto se prepara la estrategia de venta la cual debe estar dirigida por una inmobiliaria con experiencia y se le adjudique a través de una licitación pública con una utilidad de venta entre el 3% a 5% de las ventas de los departamentos. Mediante esta propuesta se logrará la venta y la ocupación de las torres e integrar a la ciudad la Villa convirtiéndose en un Conjunto Habitacional de barrio, de esta manera, se reduce a cero los gastos de mantenimiento, monitoreo, control y reduce en parte el déficit de la vivienda a nivel metropolitana.
