(2023), developing a value proposal based on critical uses of BIM is the objective of this research project. The project in question is BE 525, a seven-story multifamily building in San Isidro-Lima that was built by a medium-sized construction company. To do this, it is necessary to examine data on the characteristics of the current implementation of BIM in construction companies in the country. The company's construction staff worked directly on the proposal to develop it. As part of the diagnosis, interviews were conducted with some of its collaborators and information was analyzed to understand their organizational vision, organization chart and the main internal and external problems that arose during the execution of the BE 525 project. Because the project was carried out Using traditional procedures and workflows, we were able to identify areas for improvement if BIM were implemented in certain processes. With this data, the BIM applications that best adapt to the current needs of the company were identified, and this information served as the basis for the creation of the value proposition, which includes a description of the requirements that the information models must meet, as well as recommendations for organizational changes, training and implementation schedules, collaboration protocols and success criteria to achieve the goals outlined in the value proposition. Finally, the analysis of the costs and benefits of implementing BIM uses in the company determining the profitability on investment, concluding in results favorable.
