Propuesta para el control de tiempo y costo en la etapa de construcción aplicando la metodología BIM y plataformas colaborativas en proyectos multifamiliares en Lima

Abstract

En los proyectos de construcción se tiene un deficiente control sobre el tiempo y el costo. La gran mayoría de empresas utilizan como herramienta de control solamente la valorización y cronograma de sus proyectos. Con la presente investigación se propone la unificación de modelos tridimensionales con la presentación de dashboards como herramienta de control tanto del tiempo como del costo de proyectos de edificaciones multifamiliares en la etapa de ejecución en Lima, lo cual permitiría mejorar los índices de varianza y rendimiento.

La investigación ha sido realizada tomando como base la información de tres obras de construcción que han permitido, luego del modelado tridimensional (haciendo uso del software Revit) en los que se reflejaría el avance al corte de la investigación, generar un dashboard (haciendo uso del software Power BI) como implementación de la propuesta y con la que se ha podido verificar la mejora de los índices en cuestión y con ello la consecuente mejora del control de tiempo y costo.

In construction projects there is poor control over time and cost. The majority of companies use only the valuation and schedule of their projects as a control tool. With this investigation, the unification of three-dimensional models is proposed with the presentation of dashboards as a control tool for both time and cost of multifamily building projects in the execution stage in Lima, which would allow improving the variance and performance index.

The investigation is based on the information of three construction projects that have allowed, after three-dimensional modeling (using the Revit software) in which the progress of the execution projects would be reflected, to generate a dashboard (using the Power BI software) as an implementation of the proposal and it has been possible to verify the improvement of the mentioned index and with it the consequent improvement in time and cost control.
