El presente trabajo propone y compila parámetros que justifican el uso del sistema constructivo de prefabricados, con el ánimo de optimizar costos de construcción y tiempos en proyectos de edificaciones en un 7% y 37% respectivamente, por problemas de sobrecostos y demoras actuales que existen en el sistema tradicional. Se resaltan los parámetros que permiten la obtención de un concreto semi SCC (Semi auto Consolidante o Self Consolidating Concrete por sus siglas en ingles) de 350 Kg/cm2, a través de un plan experimental. Se realiza un análisis de costos y un estudio de sostenibilidad a partir del desarrollo de la mezcla elegida aplicado a 3 proyectos de edificaciones. El estudio demuestra que en todos los casos el plazo y los resultados de sostenibilidad se reducen al usar el sistema de prefabricados en un 7%. De igual forma, se identificaron los factores que generan los sobrecostos y demoras, los cuales son: incremento de mano de obra, defectos en la calidad, plazo, manejo de los recursos y desperdicios de obra. Se puede concluir, que las empresas constructoras en el área de influencia de la investigación están dispuestas a implementar el uso de prefabricados con fines de competitividad y sostenibilidad como sistema constructivo en la totalidad de la estructura.This thesis propose and compile parameter that justify the use of constructive system of precast, with the encouragement to optimize costs and deadlines in building projects in 7% and 37% respectively, for actual delays and overruns in traditional constructive system. The parameters that are highlighted allow to obtain a Semi Self Consolidating Concrete (Semi SCC) of 350 kg/cm2, through and experimental plan. A cost analysis is performed and a study of sustainability in the development of the concrete mix chosen applied to 3 building projects. This study proves that in each case the deadlines and the sustainability results reduce the cost of construction using the system of precast in 7%. Similarly, the principal factors of overruns and delays were identified, which are: increase in the Workforce Cost, quality defects, deadlines, resources management and waste on site. We can conclude, that the construction companies in the area of influence of the investigation are disposed to implement the use of precast with the end of competitiveness and sustainability in all the constructive system as an alternative to improve their companies.
