AbstractThe Lean Construction began in the decade of the year 1990 on the theory of the production of the factories (Lean Production) transferring this philosophy to the construction industry. As years go by, these philosophies are being applied but not in their totality, knowing that this generates positive results for companies. This research work focuses on the application of the Lean Construction philosophy as a method of planning, programming, execution and control of projects of the Neo Mar II Building, which is located in the district of Pueblo Libre - city of Lima. During the development of this research work is described concepts and tools that generate a theoretical basis that helps to apply the methodology in the project. It describes how the most used tools of this philosophy are applied (Letter balance, Last Planner, Sectorization, etc.). This will serve as a guide for professionals or companies that wish to implement Lean Construction in their projects. Construction times were analyzed for concrete emptying activities of vertical elements (plates) and horizontal elements (lightened slab). The measurements of the general level of these activities in the work were made obtaining percentages of productive time, contributory time and non-contributory time, which are: TP = 27%, TC = 36% and TNC = 40%. These measurements served to detect which were the main losses, quantify them and prioritize our attack to eliminate them, applying the techniques of Lean Construction. When performing the application of the Lean Construction tools, it was possible to conclude that in the emptying group the return was reduced to 37.5% of the workforce, When the improvements were made, the following results were obtained: TP = 33%, TC = 39%, and TNC = 28%. It is concluded as analyzed that the measures taken a decrease in the analysis of unit prices of plates and slabs lightened by 8.77% and 8.47% respectively Finally, according to the conclusions and the adopted measures, these will be applied by the company and other companies that continue with the application of the Philosophy in future projects.
